Master Build Guarantee



There are three types of Guarantee for residential building work. One for new homes, one for additions & alterations to homes and one for low-cost or minor building work to homes.


Full Contract Work


On full contract work where the Registered Master Builder is the head contractor with full management responsibility for the work, the Guarantee covers all materials and all work completed by the Registered Master Builder and by all the sub-contractors.

(Guarantees for commercial or industrial building work are not currently available)The Master Build 5 year Guarantee provides clients of Registered Master Builders with three fundamental benefits.

The Master Build 5 year Guarantee provides clients of Registered Master Builders with three fundamental benefits.

1. Non Completion

In the event of the original Registered Master Builder being unable to complete the work, Master Build Services will assist in the appointment of a replacement Registered Master Builder. If necessary, Master Build Services will contribute up to 5% of the original contract price, where there is a price differential between the original price and the new contract price to complete the work.

2. Materials Failure

In the event that any materials used in the construction which have a current product appraisal or accreditation certificate approved by the Company, or which comply with a New Zealand Standard, failing prematurely then they will be promptly replaced.

3. Faulty Workmanship

In the event of any workmanship being faulty it will be remedied promptly.


Requirement to Provide Master Build 5 year Guarantee

Since 1 July 1998 all Registered Master Builders who carry out residential building work have been required to provide a Master Build Guarantee to all of their clients.

This applies on all residential building contracts entered into, irrespective of whether being built under a Full Contract, a Labour-Only Contract, or on a Charge-Up basis.

The only exceptions to this are fences, paths, driveways and ancillary work such as drains and garden sheds which are not covered under the guarantee, or minor residential work costing less than $1000 including GST.


Obtaining a Master Build 5 Year Guarantee

(A). For the Guarantee to be valid, prior to construction starting the Master Build Guarantee Agreement must be fully completed and signed by the client and the Registered Master Builder.

(B). The client must call Master Build Services on 0800 269 119 between 8.00am and 5.00pm Monday to Friday, (public holidays excepted) to obtain a Guarantee Validation Number. This number must be written on the application page of the Guarantee Agreement in the space provided.

Note: a message can be left if calling outside above hours.

(C). The Registered Master Builder must forward to Master Build Services the completed and signed Guarantee Agreement, a copy of the completed and signed Building Contract (except for Spec Houses) and payment of the Guarantee.


Confirmation that a Master Build 5 year Guarantee is Accepted


Within a week of receiving all the documentation (listed above in C) from the Registered Master Builder, Master Build Services will write to the client and to the Registered Master Builder, confirming that the Guarantee has been accepted and enclosing a copy of the accepted Guarantee Agreement.
